What is Stamp Duty Land Tax (SDLT)?
Stamp Duty Land Tax (SDLT) is a tax you pay when you buy property or land in England and Northern Ireland above a certain price threshold. It applies to both freehold and leasehold purchases, whether you're buying outright or with a mortgage.
Who has to pay it?
Anyone purchasing residential property for more than £125,000 must pay SDLT, although the amount you pay can differ if you qualify for relief or exemption.
For example, if you are buying a residential property, there are different rates of SDLT if you are a first-time buyer, you're buying an additional property and already own a property, or if you are not a UK resident.
The buyer is responsible for paying the tax, but this is usually paid by your solicitor or conveyancer on your behalf on the day of completion and added to your fees. If they do not do this for you, you can file the return and pay the tax yourself within 14 day of completion.
